The Richman Group of California Development Company has started construction on a $100m mixed-use development known as K1, in Downtown San Diego, US.

The development includes a 23-storey residential tower with 222 apartments, more than 7,000ft² of ground floor commercial space, and parking for 317 vehicles.

It also features an adjoining low-rise building, which is known as ‘The Sliver’.

Completion of the 422,793ft² project is scheduled for early 2020.

The development team includes Level 10 Construction of San Diego, which will serve as the general contractor, architects DesignARC LA, Rob Wellington Quigley, FAIA, of San Diego and Large Architecture of Los Angeles, and Spurlock Poirier of San Diego.

Nexus Planning Consultants of San Diego is the land-use consultant, while Bank of America provided construction financing.

K1 features a two-storey ‘Sky Lounge’ on the 19th floor, a pool area with spa and fire pits on the fifth-floor podium level.

The project’s secondary structure was designed by Quigley.

The tower will include 58 studios, 87 one-bedroom units and 77 two-bedroom units, and six levels of parking.

Ground-level commercial space of the development is planned to open onto a new public park.
