Khazar Islands is a man-made island being developed in the Caspian Sea at the southern part of the Absheron Peninsula, about 23km south-west of the Baku. The farthest of the islands will be situated seven kilometres off the coastal line.
The project will comprise of two parallel lines of buildings on the main island, high-rise constructions on several isolated islands and villas on stand-alone islands. The project is also planned to include the world’s tallest building.

The project is currently being funded by Avesta Concern. The firm is planning to attract private and corporate funding to cover the costs of construction work.
Master plan for the ambitious project, including 40 man-made islands
The master plan of the Khazar Islands includes the development on the 2,000ha of area consisting of more than 40 man-made islands interlinked by suspension bridges, pedestrian walkways and structures.
These islands will be dominated by high-rise constructions and resort-style housing with miles of beaches and shallow waters. The project will be considered as a city with self-sufficient infrastructure, upon its completion. The complex will occupy an area of 500ha.
The Khazar Islands will include a 70-storey luxury hotel, a concert hall, horse-racing track, golf club, cinema theatre and sports stadium.
The completed city will also feature shopping malls, schools, hospitals, parks, and cultural centres. Bridges will be built to link all facilities in the complex. It is expected to house more than one million people upon its completion.
Design of the exclusive Khazar Islands project, with hi-tech buildings
The shape of Khazar Islands ponders the marine flora and fauna. The sky view of the city visualises a mammoth decapod crustacean. Residential structures are built in a staggered formation and will create an extensive seascape panorama and protect the complex from wind. There will be 12 different types of hi-tech buildings with unique designs drawing the national customs.
The overall design of the island integrates commercial establishments, offices, stadiums, entertainment areas and a track for car racing. Apartment buildings of about 18 to 25 storeys high will be constructed on the main island and the sub-islands. Deluxe apartments will be graced with stained glass and spacious patios. The island’s structures are being designed to withstand up to an earthquake with a magnitude of up to 9.0 in the region.
The stadium will be designed for hosting different types of sports and events. The cinema theatre will be equipped with latest imaging and acoustic systems. The concert hall will feature state-of-the-art technologies.
Phased construction of Khazar Islands using cutting edge technology
Construction on the Khazar Islands project was launched in November 2010. Cutting edge technologies are being used in the construction. The man-made island is being landscaped with reinforced concrete columns around the perimeter. Around 50ha of space is being laid with these columns in the first stage of construction.
The project is expected to take 15 years to complete. The first phase of construction and the facilities including residential buildings and educational institutions will be completed by 2015.

The project will have sustainability because of its environmentally sound location in the Caspian Sea. The project site is located at relatively shallow depths.
The unseamed geological horizon shared with the Absheron peninsula provides seismic stability for the location. The protection from the sea waves and low humidity will make the project environmentally friendly.
The project will also implement state-of-the-art technology to clean the surrounding sea.
The project is expected to generate significant economical benefits and create employment in the area. The high level of business activity will increase the income levels of the population.
