Vistry chosen for mixed-tenure housing project in Colindale

The project features 739 new homes alongside recreational areas.

Vistry Group, through its Countryside Partnerships brand, has been chosen as the preferred developer for a mixed-tenure housing project in Colindale, Barnet, UK. 

Appointed by the Greater London Authority (GLA) and the Mayor’s Office for Policing and Crime (MOPAC), the project is part of a £276m ($350.56m) Gross Development Value scheme. 

Vistry was chosen after a competitive bidding process overseen by the Mayor of London. 

The project aims to convert two sites of the former Hendon Metropolitan Police training centre and driving school in Colindale into five buildings, with 739 new homes and recreational areas. 

According to the company,  427 affordable homes will constitute 60% of the new development, including properties for affordable rent, social rent, and shared ownership properties.  

Additionally, the scheme will feature 144 build-to-rent homes and 168 homes for private sale, pending planning approval. 

A portion of the affordable shared-ownership homes will go to the City of Westminster, under a planning portfolio agreement with MOPAC. 

This is expected to ensure 50% overall affordable housing across three MOPAC sites.  

The development will also include community and retail amenities such as a new nursery and social enterprise.  

A social value programme will be implemented to address the community's needs and goals and create local employment and apprenticeship opportunities. 

GLA Housing and Residential Development deputy mayor Tom Copley said: “Building more of the genuinely affordable homes that Londoners need is a top priority for the mayor, who last year successfully met the ambitious target of starting 116,000 affordable homes across the capital.” 

Vistry’s registered provider partners will operate the affordable housing in line with the Mayor of London’s housing requirements. 

Construction is expected to commence in mid-2025, with completion predicted in 2030.  

This Colindale project marks Vistry's 34th development in London.
