Sutton Council selects Lovell for Elm Grove estate redevelopment 

The redevelopment scheme encompasses approximately 290 new homes for both current and future residents.

Sutton Council has named Lovell as the preferred bidder to develop the Elm Grove estate in Sutton's town centre in South London, England, UK. 

The company will transform the site, which is situated between Sutton High Street and Throwley Way.  

The project aims to create energy-efficient homes that adhere to rigorous sustainability criteria, which will contribute to reduced energy expenses and improved living conditions for occupants.  

The redevelopment plan includes approximately 290 new homes for both current and future residents, featuring a variety of unit sizes from one to three bedrooms.  

The development is designed to foster a sustainable community with mixed tenures. Plans are in place to ensure half of the new homes are designated as affordable housing. 

Each home will boast private outdoor space, either in the form of a balcony or garden.

The plan also includes exclusive communal courtyards, play areas for residents, enhancements to public spaces, additional trees, and better lighting around Elm Grove.  

New pathways will also be created to improve connections between the high street and Throwley Way.  

In a March 2022 vote, 79% of residents supported the redevelopment plans for Elm Grove.  

Current eligible residents who opt to remain will be rehoused within the new development as part of the estate's regeneration strategy. 

Sutton Council Housing, Economy & Business Committee chair and councillor Jake Short said: “Our new council homes across the borough have already been recognised for their high design and environmental standards. The selection of an experienced development partner means our goal to deliver incredible homes and open spaces for Elm Grove residents can now move to the next stage. 

“We have been driven by what Elm Grove residents want their future homes to look like and now this vision is set to become a reality with construction works currently scheduled to start early summer [mid-] 2025.”
