Story Homes plans residential development at Killingworth Moor

The acquired site represents the first phase of the overarching master plan for the development.

Story Homes has purchased a 34ha site at Killingworth Moor in Newcastle Upon Tyne from Northumberland Estates for a residential development project. 

The company plans to construct 550 homes on land off Killingworth Lane, with a range of two- to six-bedroom properties.  

The project will span more than a decade. 

Story Homes CEO Colin Wood said: “We are thrilled to have completed the purchase of this site at Killingworth Moor, which represents a substantial investment from our business and will pave the way for much-needed high-quality new homes. 

“This site is a very exciting addition to our growing land portfolio, further positioning Story Homes as a leading house builder in the North of England. This development is set to shape the housing landscape in the region and we’re incredibly proud to be forging ahead with our expansion across the North East [of England].” 

The Killingworth Moor Masterplan aims to deliver homes, educational facilities, local services, employment opportunities, and community spaces. 

The purchased site represents 'Phase 1 North' of the master plan and comes with hybrid planning consent.  

This includes full permission for 432 homes and outline consent for an additional 118, along with the necessary highways, infrastructure, and landscaping works.  

Story Homes is set to collaborate with North Tyneside Council to move forward with planning for the initial phase to the south of the site. 

Pending comprehensive planning approval, construction is expected to commence in mid-2025.  

Northumberland Estates Planning and Development director Colin Barnes said: “We are delighted to have agreed another land deal with Story Homes who are based in the North [England], further strengthening our partnership, and the deal will allow us to reinvest further into the region, particularly in commercial development and renewables.” 

Additionally, the development will entail the construction of a new dumbbell roundabout connecting to the A19 interchange and another roundabout off the B1317.  

These enhancements will link the northern and southern parts of the new residential area.
