Outlaw Real Estate Partners has broken ground on a new industrial development at Frank Road in Belgrade, Montana, US, for Ferguson, a distributor in the North American construction market.

The 21.36-acre site is located in Belgrade's growing industrial corridor, south of Interstate 90 and near Yellowstone International Airport.

The project aims to meet the increasing demand for industrial space in the Bozeman valley area of Southwest Montana.

Vardaman Construction, the design-build contractor responsible for the recently completed FedEx distribution facility on the same road, has been appointed as the general contractor for the project.

The first phase of the development will feature 88,000ft² of space for the anchor tenant Ferguson, which will include a warehouse, distribution centre, office space, and showroom. This facility will enhance Ferguson's ability to serve the needs of construction and design professionals.

The second phase of the development, encompassing more than ten acres, is set to offer 125,000ft² of Class A space suitable for either a single occupant or multiple tenants.

Construction for potential phase-two tenants is anticipated to commence in early 2026, with occupancy targeted for mid-2027.
