New Garden Square master plan’s second phase receives planning permission

The second phase will introduce 462 rental homes with tenancies of up to three years.

Moda, in partnership with Calthorpe Estates, has received full planning permission from Birmingham City Council for the second phase of its master plan in Edgbaston, UK.

This approval, recommended on 1 August this year, paves the way for the construction of a 37-storey building with a 'stepped bar' design.  

The latest phase is a part of the New Garden Square master plan, an 11-acre master plan with new homes, retail space, a range of cafés, and more. 

Calthorpe Estates Masterplanning and Development director Ralph Minott said: “The approval of this landmark development marks a significant milestone in the transformation of New Garden Square. Our partnership with Moda represents a new era of living and working to Edgbaston, delivering high-quality rental homes and outstanding amenities that reflect our commitment to creating vibrant, sustainable communities.” 

The second phase of the scheme will introduce 462 rental homes with tenancies of up to three years.  

These homes will range from one to three bedrooms and come with amenities such as a roof terrace, a 24-hour gym, co-working space, and resident lounges.  

Additionally, the phase includes 230 new cycle parking spaces. 

The first phase, Moda, Loudon's Yard, a 398-home build-to-rent neighbourhood, opened last month and saw preleasing success before its doors opened.  

This neighbourhood was named after John and Jane Loudon, the family associated with the nearby Botanical Gardens. 

Moda Group Planning and Engagement director James Blakey said: “Working with Calthorpe Estates, the local community and our investors and stakeholders, plus Birmingham City Council, we are dedicated to delivering something that is transformational not just for Edgbaston and Birmingham, but also for the wider Midlands region.” 

Moda Group is expanding its presence in Birmingham, with 4,000 rental homes either operational, under construction, or in development.  

Last year, Moda secured planning permission for the Studio Living neighbourhood in Bermondsey.
