Kier installs first structural steel columns at Network W1 project

Construction on the nine-storey building is expected to be completed by H2 2025.

The Network W1 project of Derwent London on Tottenham Court Road in the UK has achieved a construction milestone with the installation of the first structural steel columns. 

This marks the commencement of the main construction works being delivered by Kier. 

Derwent London director of development Richard Baldwin said: “This is our first project with Kier and we are delighted with the collaborative working across the whole team. We look forward to successful delivery in the second half [H2] of 2025.” 

The £82m ($101.87m) project will include a nine-storey building, providing 134,000ft² of Category A office space and 5,000ft² of retail space upon completion. 

Aiming to surpass the Greater London Authority’s (GLA) target for embodied carbon intensity, the project is focused on carbon reduction.  

The construction of the Network W1 project uses recycled material for its structural frame, which is anticipated to save around 1,280 tonnes of carbon emissions compared to using standard steel. 

In addition, the project incorporates other carbon-saving measures such as a lower carbon cement replacement used in the basement, core, and precast concrete facade.  

Construction techniques employed in Network W1 include modern methods, with the external facade consisting of precast concrete panels that are manufactured and glazed off-site.  

Mechanical and electrical modules are also being constructed off-site for the plant rooms and riser areas. 

The design of the building is claimed to prioritise workplace well-being, featuring 2.95m floor-to-ceiling heights to maximise natural light penetration on each floor.  

Kier Construction London managing director David Rowsell said: “We are proud to be working with Derwent London to deliver this prestigious and sustainability-focused mixed-use building on London’s iconic Tottenham Court Road.  

“This high-profile project forms part of our strategic goal for continued market growth in London’s private sector.” 

Kier’s portfolio in London's private market includes projects such as The Refinery in Hammersmith, TIDE Bankside in Southwark, and The Fitzrovia on Tottenham Court Road. 

The latest project comes after Kier was selected earlier this month by UK operator Network Rail for lot A1 of the North West & Central Region Control Period 7 Framework.
