Property owner Hemsö has chosen NCC to redevelop Mälardalen University's 'S' building in Västerås, Sweden, after a procurement process.

The project, valued at approximately Skr150m ($15.4m), will see the transformation of the current teaching facility into modern office spaces.

The redevelopment project is a turnkey contract in partnering form and will involve the significant reuse of materials.

NCC, which originally constructed the building in 1994, will now collaborate with Hemsö to repurpose the three-floor structure, including the basement, which spans roughly 6,000m².

Hemsö project manager Thomas Wall said: “This is an exciting, multifaceted and innovative project that focuses on reuse and sustainability. It has been invaluable for us to have a contractor involved at such an early stage in the process.

"We’ve been able to focus on climate optimisation already in the design phase and have identified several opportunities for reuse. Reusing parts of the existing building has been a central issue, and now it is up to us to jointly realise all of our ideas.”

The project is striving to achieve the Miljöbyggnad Gold 4.0 - Refurbishment certification, making it one of the first in Sweden to do so.

The aforementioned reuse plan includes the recycling of windows, doors, plasterboard, carpets, and building installations.

NCC Building Sweden Västerås production manager Anders Lindkvist said: “During the project planning phase, we discussed many ideas on how to achieve the best results and identify the right products to reuse.

"Being able to refurbish, reuse or purchase reclaimed items instead of buying new will be the biggest challenge when the ambition is to reuse as much material as possible from the existing building.”

Initial planning commenced in late 2024, with production set to begin next month. The project is expected to be completed by the end of 2026.

Recently, NCC also secured a contract from LKAB to construct a new recycling centre in Kiruna, Sweden.
