Middleburg to begin construction on new BTR community in Virginia 

The community is part of the wider Genito Road/288 Corridor improvement scheme.

Middleburg Communities has secured financing for the commencement of construction of a new build-to-rent (BTR) community, Hamlet Falling Creek, in Midlothian, Virginia, US.  

The project, supported by financing from Simmons Bank, will be located in Chesterfield County School District, south-west of Downtown Richmond.

Hamlet Falling Creek will mark Middleburg's second venture into the Midlothian BTR market, following the ongoing development of its Hamlet Watkins Centre project.  

The new community will form part of a 100-acre master plan that includes for-sale homes, townhomes, retail spaces, and preserved wetlands, offering a mix of rental options in the process.

Similar to Hamlet Watkins Centre, this community aims to offer luxury finishes in each residence, top-tier amenities, and a pedestrian-friendly neighbourhood layout. 

It will also provide access to employment opportunities, with a reported 530,000 jobs within a 30-minute drive. 

Hamlet Falling Creek is also part of the wider Genito Road/288 Corridor improvement plan.  

This plan includes projects such as the expansion of the RiverCity sports complex and the construction of The Lake, a surf-park anchored development. 

The community intends to merge Class-A apartment amenities with a neighbourhood ambience.  

Each residence will feature stainless steel appliances, 9ft ceilings, quartz countertops, luxury vinyl plank flooring, and more. 

Shared on-site amenities will include a resort-style pool, fitness centre, pocket parks, electrical vehicle charging stations, and more.

Completion of the first units at Hamlet Falling Creek is anticipated in late 2025. 

Middleburg Mid-Atlantic Region development managing director Robin Bettarel said: "This type of community is highly appealing to all types of lifestyles - families, individuals, empty nesters - as it provides the opportunity to reside in a high-quality, meticulously maintained neighbourhood without the burden of property upkeep or maintenance.” 

The company's portfolio of BTR communities currently under construction extends across Richmond, Charlotte, Charleston, Jacksonville, and others within the country.
