MEAG has secured planning permission from the London Borough of Islington Council for a refurbishment and extension of 30 Finsbury Square in London, UK.

The project will transform the existing structure into a nine-storey commercial office building.

The retrofit at 30 Finsbury Square encompasses a double-height lobby, a new secondary entrance, an improved facade, and new mechanical, electrical, and plumbing services.

The building will adopt an all-electric energy concept, eliminating fossil fuel use in favour of air-source heat pumps and local photovoltaic power generation for heating and cooling.

An additional level will be added to the roof, providing extra office space, a winter garden, and a spacious roof terrace with greenery.

The mobility concept for the building includes end-of-trip facilities such as bicycle parking and wellness amenities such as showers, changing rooms, and a wellness suite.

Prioritising sustainability, the project aims to retain 90% of the existing structure, including the Portland limestone load-bearing facade.

Fletcher Priest Architects is the designer behind the project, which aims for Building Research Establishment Environmental Assessment Method (BREEAM) Outstanding, WELL Platinum, and NABERS certification.

MEAG Real Estate Development head Katja Rincker said: “As an equity-strong investor we are able to implement developments in challenging times to deliver sustainable value. By listening to the needs of our tenants for a modern office building and meticulously analysing the existing property, we can bring together high levels of sustainability and outstanding quality.

“With our partners Fletcher Priest Architects, Introba and CBRE as project manager we are able to put 30 Finsbury Square in the best possible position for the future.”

Last month, MEAG completed the acquisition of a logistics facility in Roermond, the Netherlands.

The facility, sold by Next Level, achieved a BREEAM Excellent certification and was completed in February 2024.
