Lovett Industrial has announced the start of construction on 121 Logistics Park, an urban infill development in the Dallas-Fort Worth (DFW) area of Texas, US.

The project, spanning 27 acres, will consist of two Class A logistics facilities with a combined area of 339,280ft² in Coppell and Lewisville.

Strategically located off State Highway 121, the development provides direct access to a key transportation artery.

The park is designed to offer specifications above the industry standard in both buildings.

Building 1, the larger of the two, will encompass 257,591ft² and feature a rear-loading design with a 36ft clear height, a 7in reinforced concrete slab, and 49 dock-high doors. The facility will also include a 185ft truck court and space for at least 67 trailers.

Meanwhile, the 81,689ft² front-loading Building 2 will offer a 32ft clear height, a 6in reinforced concrete slab, 18 dock doors, and a truck court ranging from 130ft to 185ft in depth, along with 12 trailers.

The completion of 121 Logistics Park is anticipated in the third quarter (Q3) of 2025.

The development is expected to attract a diverse range of tenants, with available spaces ranging from 85,000² to 339,000ft².

Adam Graham and Alex Wilson of Lee & Associates will exclusively handle marketing and leasing efforts for 121 Logistics Park. Comerica Bank will provide construction financing and Bob Moore Construction is the general contractor.

Architectural design is led by Meinhardt & Associates Architecture, with Kimley-Horn & Associates as the civil engineer.

This development marks Lovett Industrial's ninth project in the greater Dallas-Fort Worth area.

Lovett Industrial Dallas-Fort Worth market leader Bennett See said: “With high barriers of entry, close proximity to executive housing, and ample blue-collar labour, the North DFW Airport submarket is considered not only to be one of the most desirable infill submarkets in the Dallas Fort Worth industrial market but one of the most desirable industrial submarkets in the US.

“This opportunity became a reality through a fantastic partnership with the City of Coppell and the City of Lewisville, and we feel incredibly fortunate to be able to work with two great cities that shared our vision for this land.”
