City of London approves Brookfield’s development for 54-storey tower

The new structure is set to become one of the tallest buildings in the Square Mile.

The City of London Corporation's Planning Applications Sub-Committee has approved developer Brookfield Properties’ plan to redevelop 99 Bishopsgate in London, UK, with a 54-floor tower.

Designed by architect RSHP, the new 54-storey office tower with over 60,000ft² of public and cultural amenities is expected to transform the northern gateway into the City Cluster.

This development aims to deliver nearly 100,000m² of commercial space.

The new structure, located at 99 Bishopsgate, is set to become the fifth tallest building in London (the Square Mile) and will offer over 8% of the office floor space targeted in the City Plan for 2040.

Brookfield Properties president Dan Scanlon said: “Our proposals for 99 Bishopsgate will be transformational, delivering a scheme of exceptional design quality which aptly combines best-in-class office space with newly created pedestrian routes and significant public and cultural amenity.

“As the demand for high-quality commercial space intensifies, we look forward to delivering one million square feet of desirable, well-being-focused office space to support employment growth in London’s globally competitive financial district.”

The 99 Bishopsgate project is a response to the increasing demand for quality office spaces in London, aiming to achieve top sustainability credentials.

It is expected to create over 7,500 jobs, with access to local transport.

The scheme also offers a seven-day visitor destination with cultural offerings, including a new pavilion for 'Intermission Youth', a charity supporting disadvantaged young people through theatre access.

Additionally, the development is designed to bring substantial public realm improvements, with a 1013% increase in public space and new pedestrian routes that integrate with other recent developments, enhancing connectivity from Liverpool Street Station to the City Cluster.

A new retail and dining hub, described as a 'City Market', will also be featured on the ground floor of the tower.

City of London Corporation Planning and Transportation Committee chair Shravan Joshi said: “The 99 Bishopsgate scheme will also give the Square Mile one of the largest public realm upgrades from a single planning application, in recent history, increasing the ‘walkability’ of the city, so that it becomes a safer and more pleasant place to travel through.”
