Kolte-Patil Developers, an Indian real-estate company, has entered into a joint development agreement for a mixed-use project in Wadgaon Khurd, Pune, India.
The project, which spans approximately 22 acres within the Pune Municipal Corporation limits, is expected to have a total potential saleable area of around five million square feet.
Situated in the south-west part of Pune, the development is set to offer better connectivity to the city's central business district (CBD) and the West-Pune zone.
The project has an estimated gross developable value (GDV) of approximately Rs40,000m ($456m).
The location of the project is one of its key selling points, offering unobstructed views of the Mutha River to the north and a garden reservation to the south.
A proposed 90m ring road alongside park reservations to the west is also a part of the development.
In terms of accessibility, the project offers connections to essential social infrastructure, including schools, hospitals, shopping centres, and entertainment hubs located within 2km.
Kolte-Patil Developers joint managing director Yash Patil said: “Pune’s real-estate landscape continues to evolve, presenting significant opportunities for well-planned, high-quality developments. As a market leader, Kolte-Patil remains committed to expanding its footprint across key micromarkets through a well-calibrated diversification strategy.
“By leveraging our deep local expertise and strong brand equity, we are strengthening our presence in high-potential areas while shaping Pune’s urban future with thoughtfully designed, community-centric developments that cater to the city’s growing aspirations."
