HBD wins planning consent for Manchester office development 

The project will be a 200,000ft², 16-storey office block in St John’s District within the city.

Henry Boot's development arm HBD has secured planning consent for an office development in Manchester's city centre, UK. 

This permission comes after the company announced plans to submit planning approval for the project in September last year. 

The project, named Colloco, will feature a 200,000ft², 16-storey office space designed with an emphasis on sustainability. 

Designed by EPR Architects, the building has a gross development value of £140m ($180.07m).  

It will include flexible workspace throughout all levels, a rooftop pavilion providing breakout areas and event space, along with access to a landscaped garden terrace boasting city views. 

To be situated in St. John’s District, the project aims for Energy Performance Certificate A and Building Research Establishment Environmental Assessment Method Excellent.  

The site previously housed the Manchester College of the LTE Group until its relocation to a new campus last year. 

Henry Boot CEO Tim Roberts said: “We are seeing encouraging demand for best-in-class and sustainable offices in England’s core cities from potential customers who see collaboration and the health and well-being of their employees as fundamental to their future success. 

“Winning planning consent for Colloco takes us another step towards satisfying that strong demand.” 

The project team also includes Arcadis, Asteer Planning, Curtins, Hoare Lea, and Ramboll. 

The construction phase is expected to generate approximately 850 construction jobs. 

Colloco is anticipated to create around 1,400 employment opportunities when operational. 

The planning approval for Colloco comes shortly after HBD and the Greater Manchester Pension Fund celebrated the topping-out of Island, another office development in Manchester.  

Island is a 100,000ft² net-zero carbon, smart-enabled Grade A office space located on John Dalton Street. 

In October last year, HBD filed its planning approval for a 245,000ft² industrial and logistical space project in Skelmersdale, Lancashire, UK.
