HBD submits planning approval for industrial space in Lancashire

HBD is already considering potential proposals for the site's future development.

UK-based developer HBD has filed its planning approval for the 245,000ft² industrial and logistical space project in Skelmersdale, Lancashire, UK.

The project, dubbed Skelmersdale 245, is set to provide industrial and logistical space to tenants on a 10-acre stretch of land in the town of Skelmersdale.

The developer acquired the site, the Allied Business Centre, for a value of £4.75m ($5.78m) in 2021 and is already considering potential proposals for the site’s future restoration.

According to the company's press release, this project is expected to supply urgently required industrial space to the region.

HBD executive director Vivienne Clements said: “It’s positive to be able to submit planning for the site and begin to think about its redevelopment prospects.

“There remains a significant shortage of Grade A industrial stock across the North West [of England] - the huge demand for well-located space was demonstrated at Preston EAST, a scheme we developed speculatively, where phase one was fully let well in advance of PC.

“This is an excellent location and would inject much-needed stock into the market to meet future need. Sustainability will also be a key focus for us, with the scheme targeting BREEAM Excellent [sustainability rating].”

HBD, which is an arm of the Henry Boot Group, is presently managing a £1.25bn development pipeline across industrial and logistics, urban renewal, and residential projects.
