Glencar has been selected to undertake the construction of a 330,000ft² sustainable warehouse in Little Hulton, Bolton, UK.

The project, commissioned by logistics real estate company Logicor, will involve the redevelopment of a 20-acre site.

Work will begin with the demolition of current warehouses, recycling of existing infrastructure, and significant ground improvements.

Glencar CEO Eddie McGillycuddy said: “We are very happy to have been appointed by Logicor for the first time to deliver this BREEAM [Building Research Establishment Environmental Assessment Method] Outstanding warehouse development showcasing our commitment to excellence and our proven track record in successful project delivery.”

The planned warehouse will have 311,500ft² of storage space, a 2,000ft² hub office, and an additional 13,000ft² of office space spread across three floors.

Designed to reach up to 18m in eave height, the facility will also include 32 docks and three level access doors.

The warehouse targets a BREEAM Outstanding certification and an energy performance certificate A rating.

Sustainability features of the warehouse include LED lighting, electric vehicle charging points, and rainwater harvesting systems.

The aforementioned office pod will feature a green roof to enhance local biodiversity, and the site will also offer an outdoor gym for employee wellness.

Logicor UK development director Matt Storr said: “We’ve continued to see demand for sustainable assets in prime locations grow. This development has strong sustainability credentials, which paired with the connectivity of its central location, makes it a unique and compelling offer on the market."

Construction on the site has already commenced and is expected to be completed within 54 weeks, with practical completion (PC) anticipated by the fourth quarter (Q4) of 2025.

Earlier this year, Glencar initiated work on a logistics and industrial unit at the Junction gateway development in Luton, UK, for its client Wrenbridge.
