Developer Glenbrook has submitted a planning application for a 44-storey residential tower on Whitworth Street West in Manchester, UK.

The proposal was presented to Manchester City Council and aims to introduce 364 modern apartments to the area, following a favourable public response from consultation events.

The proposed tower, which has been designed by architect Sheppard Robson, is set to incorporate sustainable design principles, with a focus on modern living.

Its design includes new public spaces intended to improve the site's streetscape and pedestrian connections while reflecting the architectural heritage of Manchester through its facade and detailing.

The structure will utilise modern technologies for enhanced thermal and acoustic performance, ventilation, and daylighting, contributing to its sustainability goals.

At the base of the tower, a triple-height arched colonnade is planned, echoing the architectural style of nearby listed viaducts.

The design claims to provide a 60/40 solid-to-glazing ratio on the facade to reduce solar gain while still allowing for natural light and ventilation.

Approximately 80% of the tower's spaces designed will be naturally ventilated, with the structure aiming to minimise energy consumption.

Meanwhile, the use of off-site construction methods and modular facade systems is expected to reduce material waste, and the incorporation of energy-efficient technologies such as air-source heat pumps and photovoltaic panels will support the building's low-carbon aspirations.

Subject to the receipt of planning approval, Glenbrook anticipates commencing construction on the residential tower project in early 2026.
