Gilbane Building delivers two life sciences facilities in US 

Both buildings offer lab-ready suites amid a mixed-use environment.

Gilbane Building has successfully delivered two Class A, mixed-use life sciences facilities in Massachusetts, US. 

These buildings are expected to bolster the biotechnology clusters in their respective areas. 

The first building, 10 Prospect Street, is located in Union Square, Somerville, near the new MBTA station.

It has been developed by US2, designed by SGA, and is part of the overarching 17-acre USQ development. USQ is the revitalisation of 20 acres in Union Square. 

It has achieved Leadership in Energy and Environmental Design Gold and WiredScore Platinum status.  

The seven-storey building spans 205,000ft², with 60% dedicated to lab space and the remainder to office environments.

The second facility at 250 Arsenal Place in Watertown encompasses 255,000ft² and offers nine office and lab-ready suites.  

This Class A building provides robust infrastructure and amenities, including labs designed for future adaptability.  

The building features BSL2 step-out research and development lab space with two research facilities, a cold room, and more. 

The space also includes central PH neutralisation, two 16,000-AMP raceways, a reverse osmosis skid and a fuel storage room. 

Amenities for tenants comprise a retail space with a café and coffee bar, a fitness centre, shared lobbies, and a golf simulator. 

The rooftop mechanical penthouse hosts air handling units, boilers, chillers, and generators.
