Förvaltaren contracts Zengun for Kvarnstugan block in Sweden 

Out of the total 113 rental units within the block, 36 will be classed as intermediate housing for individuals over 65.

Förvaltaren has signed a construction contract with Zengun for the development of the Kvarnstugan block’s next production phase in Sundbyberg, Sweden. 

The order volume is valued at nearly Skr400m ($36.90m) and the entire block will feature 113 rental apartments, ranging from studio to three-bedroom units.

Zengun noted that 36 of these apartments will be classed as intermediate housing for individuals over 65.

Förvaltaren CEO Petra Karlsson Ekström said: “Despite an operating environment that has brought many construction projects to a standstill, we are shouldering our responsibility and continuing Sundbyberg’s development as a city through the creation of new rental apartments and a vibrant property.” 

Designed by Belatchew Architects, the Kvarnstugan block will comprise Tornhuset and Torghuset.  

Tornhuset will be primarily housing while Torghuset will accommodate intermediate housing apartments.  

The lower floors of the building are designated for a café, restaurant, and cultural facilities, including a library and spaces for music and dance classes. 

In addition, the building is being constructed using a timber frame to reduce energy consumption.  

The development is located by Ursvik torg, central to Sundbyberg's new western Ursvik district. 

The district offers transport connections to central Sundbyberg and Stockholm. 

The collaboration between Förvaltaren and Zengun has been ongoing since 2023, with foundational work currently underway.  

Zengun Business Unit manager Kajsa Flack said: “We are pleased to be entrusted with the continuation of the project as it enters its next phase. The timber-framed Kvarnstugan represents a good example of how we want to work - long-term, sustainably and climate-smart. The block will be an exciting new landmark in Ursvik.” 

The completion and occupancy of the buildings are set for 2026.
