Eiffage Construction has revealed that its construction and services team is undertaking the transformation of the Oceania building located in Northern France.
The building, constructed in 1928 and formerly known as the Scalbert-Dupont bank, is undergoing a major renovation to become a four-star hotel with 88 rooms.
The project, which began in September 2023, encompasses a total area of 3,913m², extending from the basement to the sixth floor.
Works are divided into several lots, including structural work, waterproofing, and roadways and various networks.
The new hotel will also feature two seminar rooms, coworking spaces, and a bar and dining area.
Additionally, the plan includes an extension at the R+4 level and a raising of the inner courtyard from R+1 to R+3 using timber frame construction (MOB).
The renovation also includes conversion of the former bank vault into a wellness area, with a swimming pool, spa, sauna, and fitness room.
The project is claimed to require advanced technical skills to ensure the structural stability of the building.
This involves the use of micropiles and the installation of temporary frameworks to support the controlled demolition of existing elements.
In compliance with the Architect of Historic Monuments (ABF), each renovation stage is planned to maintain the historical and aesthetic integrity of the neighbourhood.
The transformation will also focus attention to urban integration and the preservation of the financial institution building's architectural heritage.
The historic financial building is located 240m from Lille Flandres train station.
The client for this project is Oceania Hotel, with Hpm acting as the assistant client and Moduo as the project manager.
The architectural design is being handled by A26.
Construction is scheduled for completion in the first quarter of 2025.
This latest announcement from Eiffage Construction comes after it secured a design-and-build contract last week to take over the Lumi project in the Euratlantique district of Bordeaux, France.
Awarded by Clairsienne, the contract is valued at nearly €45m ($49m).
