Edinburgh Council gives planning consent to £2bn project

The project includes 7,000 homes, with 2,500 affordable units, among other features.

Scotland's City of Edinburgh Council has given planning consent 'in principle' for the development of the 205-acre West Town site.

This site, located between Ingliston Park and Ride and the Gogar Roundabout, will feature a sustainable neighbourhood.

The project includes 7,000 homes, with 2,500 affordable units, and a new tram stop integrated into the Edinburgh Tram route.

The development, spearheaded by West Town Edinburgh, will also include a primary school for up to 630 pupils and a secondary school for up to 1,200 pupils.

Additional facilities include a 300-bed hotel and 300-apartment student accommodation.

The £2bn ($2.5bn) project could also feature approximately 450,000ft² of mixed-use amenity space, including medical, community, and commercial areas.

West Town Edinburgh was established in April 2021 by Drum Property Group to advance the site's development.

Drum managing director Graeme Bone stated: "This planning consent is the next significant milestone in our journey to realise the ambition we share with the council, as agreed in the City Plan 2030, to deliver a major transformation of the west of Edinburgh."

The next steps involve submitting a 'phasing framework' as per the council's conditions. Once agreed, detailed planning applications for each construction phase will be submitted, subject to consultation and council determination.

Initial phases will focus on the tram stop, creating a town centre, homes, a new school, and community spaces.

The planning approval for the project comes after a 12-month consultation period, which included online and public events and a local stakeholder meeting programme.
