Concrete framework complete at Aintree Estate housing development in Fulham

Internal works at the site will start in January, ensuring the project stays on track for an early 2026 completion.

Hammersmith & Fulham (H&F) Council's Aintree Estate housing development project in Fulham, UK, has completed its concrete framework for 134 new affordable homes across four new residential blocks.

The project is being developed in partnership with the construction company Higgins Partnerships, which was selected by the council in May 2023.

The Aintree Estate homes will include 67 social rent homes, 45 shared ownership homes, and 22 homes for purchase. Approximately 80% of these homes will be categorised as affordable housing.

The council enhanced the original plans by adding a second stairwell to one of the blocks to improve resident safety.

The development has now reached its full height, with scaffolding erected and brickwork underway on the facade.

Internal works are scheduled to commence in January 2025, keeping the project on course for its early 2026 completion date.

This development is part of the council's extensive housing programme, aiming to deliver 1,800 new council-built homes by early 2026, with 65% being classed as affordable.

The new homes will replace the former Hartopp Point and Lannoy Point, which were demolished due to serious structural defects.

The new homes are prioritised for local residents and are constructed to meet the Passivhaus classic standard, an international energy performance standard for buildings.

H&F Council Housing and Homelessness cabinet member and councillor Frances Umeh said: “These new homes demonstrate our commitment to providing local people with the local homes they need. There are a mix of homes available for social rent, shared ownership and some available to buy.”

“The homes will be energy efficient, cutting residents' bills while helping us build a greener H&F. At the heart of the development will also be a brand-new outdoor communal play area.”
