A partnership comprising real estate company CLORIA Développement, investment adviser QuoVadis Capital, and the Fonds immobilier de solidarité FTQ (FTQ Solidarity Real Estate Fund) has started construction on CLORIA Île des Frères, a mixed-use project in Saint-Jérôme, Quebec, Canada.
The development is strategically positioned at the entrance to the Laurentians and adjacent to the Rivière-du-Nord regional park.
CLORIA Île des Frères will offer various units, ranging from studios to three-bedroom apartments, as well as 14 affordable housing units.
The development is designed with “innovative” energy management systems, accessible green spaces, and communal areas to encourage social interaction among residents.
These communal spaces will feature amenities such as a gym, a lounge with a fireplace, a conference room, a communal kitchen and dining area, and an interior courtyard with urban vegetable gardens.
The project's green initiatives comprise a building with zero operational carbon emissions, the use of low-carbon materials, and an energy-efficient design certified by ZCB-Design v3.
Additionally, the development will include an eco-responsible parking area aerothermal heating, a water heat recovery system to cut energy consumption, and an “optimised” waste management system, including composting facilities.
The inclusion of an Avril Supermarché Santé supermarket within the complex is expected to generate more than 80 local jobs.
The first phase of the project, featuring 135 net-zero residential units, is scheduled for completion in mid-2026, with a subsequent phase adding 149 apartments.
