Caddick to build industrial and logistics project at Trafford Park

The contract includes the construction of a BREEAM Excellent-rated, two-storey facility.

Trebor Developments, on behalf of Prudential Assurance Company and M&G Real Estate, has selected Caddick to construct Ark 42 at Trafford Park Road, Trafford Park, UK. 

This new 42,593ft² industrial and logistics project has commenced following a ground-breaking ceremony with Trebor Developments and project manager JLL. 

Trebor Developments partner Mark Wright said: “Ark 42 is Trebor’s latest project for M&G Real Estate and Prudential Assurance Company. We’ve been impressed by Caddick’s approach to the contract and we look forward to seeing this high specification scheme emerge.  

“Ark 42 is a rare opportunity in Trafford Park to see a new high-quality, speculative B2/B8 building having first-class environmental credentials.” 

The project includes the construction of a Building Research Establishment Environmental Assessment Method Excellent (BREEAM)-rated, two-storey facility, including 34,670ft² of warehousing with 10m eaves.  

Additionally, the contract encompasses 7,923ft² of Category A office space and parking with electric vehicle charging infrastructure. 

Completion is anticipated in early 2025.  

Caddick's other current projects in Trafford include the Stretford Mall transformation with Bruntwood and Trafford Council, and Glenbrook’s £45m ($58.78m) Lumina Village high-rise.  

Caddick Construction North West regional managing director Dave Saville said: “Our appointment to Ark 42 represents both our growth in the industrial and logistics sector and also our increasing footprint in Trafford, where there are some really exciting investments taking place.  

“Being so well established in Manchester and the North West [of England] we have a network of local supply chain partners that we have engaged in our delivery of Ark 42.” 

Earlier this week, Caddick was appointed to build a new manufacturing facility for Schneider Electric in Scarborough, North Yorkshire. 

The £42m investment by Schneider Electric will see the creation of a plant that aims to achieve net zero in scope 1 and 2 emissions, with an opening in early 2025.
