Bishopsgate Goodsyard development advances in Shoreditch

The scheme will deliver a blend of new homes, retail and leisure facilities, workspace, and more.

Ballymore and Hammerson’s Bishopsgate Goodsyard, a 4.5ha site in Shoreditch, UK, has reached a new milestone with the approval of two Reserved Matters Applications (RMAs) by the Greater London Authority (GLA).

This development follows the scheme's approval from the Mayor of London body in 2022.

The project's main commercial building, destined for a spot above Shoreditch station, and the restoration of historic buildings on Sclater Street have both received detailed design approval.

The scheme will deliver a blend of new homes, retail and leisure facilities, workspace, and a new park, bridging the London Borough of Tower Hamlets and Hackney.

Gensler and Buckley Gray Yeoman designed the RMAs, which will provide 36,000m² of workspace, including affordable areas for small businesses, and 600m² of new retail space. A new 'Middle Road' will also be created, connecting Brick Lane with Shoreditch High Street.

Chris Dyson Architects' design for the Sclater Street RMA includes the restoration of five derelict historic buildings to house new retail, café spaces, co-working areas, and three homes.

After consultations with local stakeholders and public events, the design team has developed a facade for the commercial building that respects Shoreditch's historical character while reflecting a modern aesthetic.

These RMAs signify the start of The Goodsyard's phased development, with more applications to be considered by the GLA in the coming months.

The completed project will feature up to 500 new homes, 1.4 million square feet of workspace, a 2.6-acre public park, and cultural spaces, and is expected to create 11,000 jobs and offer 150 apprenticeships.
