ARA Europe submits plans for industrial building in Shropshire

The site's warehouse will be maintained but restructured into a building with superior flexibility.

ARA Europe has submitted plans to authorities, seeking to demolish a three-storey office block at the International House site at Stafford Park, Shropshire, UK, reported Shropshire Star.

ARA plans to replace the office block with an industrial building as the existing block looks ‘dated’ and unattractive for the present market, according to the company.

ARA's applicant said: “The building was originally developed for a bespoke end user, following the expiry of that user's lease the owners have struggled to let the building to a single occupier due to the high levels of ancillary office accommodation.”

Aside from it appearing "poorly maintained", the existing office and warehouse spaces were let to varied users, according to the applicant.

The applicant added: "Generally office users are seeking town centre or other locations offering amenities for employees. The building is located in a predominantly industrial location making it less attractive to office users, making the reletting of the office space unlikely.”

According to the submitted plans, the site's current warehouse will be retained but improved into a flexible building and be filled to meet modern business requirements.

ARA believes that the new industrial building with office space will "offer a contemporary, modern appearance" and will fit better into the surrounding areas.

The current car park will also be relocated to the eastern service yard at the site, which is presently unused by lorries because of its size.

This plan is in its consultation phase until 20 September this year.
