Amro and Flemyn received planning permission for BTR project in Croydon

The company is aiming to achieve the BREEAM Outstanding and Fitwel3 certifications for the project.

Amro Partners with its partner Flemyn has secured planning permission for the redevelopment of the Croydon Park Hotel site in London, UK.

The site is set to be transformed into a build-to-rent (BTR) scheme with a gross development value of £220m.

Expected to be completed in 2027, the architect of this scheme, Botanical House, is HTA Design.

Amro chair and CEO Raj Kotecha said: “With planning permission secured, we look forward to starting work delivering this exemplary build-to-rent project in the beating heart of Croydon.

“We are already working closely with the local community to deliver an exceptional new building which not only sets a new bar in terms of sustainability but makes a significant contribution to meeting the high demand for quality rental homes in the borough.”

The project will comprise 447 new rental homes with one-, two-, and three-bedroom floor plans.

It will offer more than 25% three-bedroom apartments, catering to families and sharers.

It will have two structures connected by a central communal entrance.

Both the tower and mansion block, despite being different heights, will have a similar appearance while the top of each building will have its own design.

In alignment with the company’s Net Zero Carbon 2025 commitment, the project aims to achieve top sustainability standards.

The standards include achieving the Building Research Establishment Environmental Assessment Method (BREEAM) 'Outstanding' rating, Fitwel3 certification, and WiredScore Platinum.

Additionally, the original hotel's basement and ground-floor slab will be retained to save embodied carbon and minimise demolition waste.

The scheme aims to achieve a 51% biodiversity net gain through a communal garden, 50% soft landscaping, and the addition of 45 new trees.

Construction is expected to start in 2024 and will be managed by Amro Living once it opens in 2027.
