Affirmed Housing has announced the completion of Vitalia, a new affordable and supportive housing development in San Jose's Cambrian neighbourhood in California, US.
The project adds 79 homes to the area, catering to low-income and formerly unhoused families and individuals.
Affirmed Northern California vice-president Rob Wilkins said: “Vitalia prioritises the health and well-being of the county’s most vulnerable populations, who deserve to live with dignity. More than just having a roof over their heads, they deserve a safe, clean place that they can be proud to call home and where they can thrive."
Vitalia is a five-storey, GreenPoint Rated Platinum development that delivers a range of housing options.
Nearly half of these homes are claimed to be reserved for supportive housing while the rest are available to households earning up to 60% of the county area median income.
The design of Vitalia is claimed to focus on the long-term health and independent living of its residents.
The all-electric building includes Energy Star appliances and rooftop solar panels.
Security measures, including surveillance cameras and on-site management, have been implemented to ensure tenant safety.
Vitalia also provides a variety of on-site amenities, including an interior courtyard, a community and computer room, a large outdoor deck, and a community garden.
The development includes an underground garage with 40 parking spaces and three additional stalls at grade level.
Funding for Vitalia was secured through multiple sources.
Specifically, Affirmed obtained $15.8m from Santa Clara County's Measure A funds and a $36m construction and permanent loan from US Bank.
Meanwhile, Boston Financial Investment Management contributed $40m in tax credit equity from the sale of state and federal tax credits.
The Santa Clara County Housing Authority and Department of Veterans Affairs provided project-based vouchers while Housing Trust Silicon Valley offered a $7.7m acquisition loan.
