Vistry Group has reached an agreement with Milton Keynes City Council to develop a new village comprising 930 homes to the east of Newport Pagnell in Buckinghamshire, England.

The Tickford Fields development, valued at £270m ($348.4m), spans 45ha and is poised to offer 31% of its properties within the affordable housing segment.

The collaboration signifies a pivotal step in the establishment of a new residential community for Newport Pagnell.

With preliminary planning consent already secured, the site will feature a mix of residential units alongside community, education, and recreational facilities, including play areas, sports pitches, and new pedestrian and cycle routes.

The housing mix at Tickford Fields ranges from one-bedroom apartments to five-bedroom houses, catering to various housing needs.

The development integrates sustainable principles such as air-source heat pumps and open-panel timber frame construction for eco-friendly living.

Moreover, the project aims to preserve the existing natural landscape, maintaining all established trees, hedgerows, and water features while implementing mitigation strategies for any displaced features.

The inclusion of green and blue corridors throughout the development not only enhances the residential experience but also supports local wildlife habitats.

Vistry Group also plans to establish an on-site Skills Academy. This facility will offer essential educational and vocational training for college students and unemployed individuals in the local area, amplifying the community benefits of the scheme.

Earlier this month, Vistry Group joined forces with Bloor Homes to develop another new community at Leighton West in Crewe, Cheshire, which is part of Cheshire East’s Local Plan and will feature 791 new homes.
