UK-based property developer U+I has filed a planning application for a mixed-use project on Greenwich Peninsula that will deliver nearly 1,500 new homes more than six acres of the public realm and a landscaped park along 275m of the River Thames.

After extensive consultation with the local community and key stakeholders, the planning application has been submitted to the Royal Borough of Greenwich.

The Office for Metropolitan Architecture (OMA), a Dutch architectural firm, has designed the project, dubbed Morden Wharf, which includes 12 high-quality and tenure-blind residential buildings, as well as commercial, retail and community spaces.

The mixed-use development is situated in the south-western corner of the Greenwich Peninsula around 15 minutes walking distance from North Greenwich Station on the Jubilee Line.

The plans also include more than three acres of a riverfront park, dubbed Morden Park, offering attractive views of the Maritime Greenwich World Heritage Site and Canary Wharf across the River Thames.

Of the 1,500 housing units, 35% will be affordable. The homes will be in a mix of a private sale, shared ownership and London Affordable Rent.

Several residential buildings will include vertical green façades that will help to provide natural screening and enhance air quality.

Morden Wharf will offer open space that will be used to play and recreation space designed for all age groups.

The project will create more than 2,400 construction jobs and around 1,100 new permanent jobs once it is completed.

An existing warehouse on the site of an old pub, The Sea Witch, will be retained to house a new pub together with a mix of refurbished workspace for creative businesses.

The project will include other features such as a potential children’s nursery and other community space. Proposals include a new permanent boathouse on an existing jetty, which has been designed by architectural firm Carmody Groarke.
