UK Deputy Prime Minister Angela Rayner has introduced the New Homes Accelerator, a government initiative aimed at unlocking stalled housing sites to potentially deliver up to 300,000 new homes.
The new programme represents a collaborative effort between Homes England and central government to hasten the development of large-scale housing projects nationwide.
A team from the Ministry of Housing and Homes England will collaborate with local councils to overcome delays in housing schemes caused by planning issues.
Government analysis has identified approximately 200 large sites with approved outline or detailed plans that have not yet commenced construction.
The New Homes Accelerator team is poised to intervene on some of these sites to facilitate early progress.
The initiative aims to assist housebuilders and local communities eager to contribute to the nation’s construction efforts, thereby promoting local economies.

By GlobalDataAngela Rayner said: “For far too long the delivery of tens of thousands of new homes has been held back by a failure to make sure the development system is working as it should.
“This government has a moral obligation to do everything within our power to build the homes that people desperately need and we won’t hesitate to intervene where we need to. Our New Homes Accelerator will quickly identify blockages, fix problems and support local authorities and developers to get shovels in the ground.”
Specific sites targeted for acceleration include Stretton Hall in Leicestershire, Tendring Colchester Borders Garden Community in Essex, and Biggleswade Garden Community in Central Bedfordshire.
These together are claimed to have the potential to deliver more than 10,000 new homes upon completion.
The New Homes Accelerator was initially announced during the Chancellor’s speech in July, which outlined the government’s national mission for growth.
Since the announcement, progress has been made on four housing sites in Liverpool, Worcester, Northstowe, and Sutton Coldfield, which are set to provide more than 14,000 homes.
This initiative is part of broader government strategies to boost housebuilding, enhance local decision-making, and modernise the planning system.
Additionally, the government plans to revamp the planning system with mandatory housing targets for councils and the addition of 300 planning officers to strengthen local planning resources.
