Belfast City Council’s Planning Committee has given approval to Watkin Jones and Lacuna Developments for the Titanic Quarter Student Village project in Northern Ireland. 

The Student Village is a purpose-built student accommodation (PBSA) scheme set to house 1,007 students. 

Situated in the Titanic Quarter estate, the scheme is poised to transform a vacant former industrial site into a residential community for students.  

The development is planned in two phases and designed to be car-free, aiming to achieve a Building Research Establishment Environmental Assessment Methodology (BREEAM) Excellent rating. 

It will incorporate rooftop solar panels, carbon-free heating through air-source heat pumps, heat recovery units, and rainwater recovery systems. 

Accommodation at the Student Village will include 286 studio bedrooms and 721 cluster flats, all under 24/7 management.

The variety of residential unit types is designed to meet the needs of students at different stages of their academic careers. 

Student Village will also include a café, shared lounges, dining areas, study spaces, games rooms, launderettes, and gyms. 

Watkin Jones group investment director George Dyer said: “Residents will benefit from excellent transport links which will be further enhanced through the green travel fund, proximity to the city centre, and nearby developments including Titanic Belfast, Odyssey SSE Arena, and Titanic Film Studios. Our proposals include a landscaped courtyard garden and amenities including gyms, common rooms, and recreation facilities, complementing the restaurants, cafés, bars, and park at this waterfront location. 

“The Student Village is the second proposed investment in Titanic Quarter by the joint venture, having forward sold the Loft Lines, a BTR [build-to-rent] development, to Legal & General [L&G] and Clanmil Housing last year. Through both projects we have collaborated closely with Titanic Quarter Limited and Belfast Harbour Commissioners, delivering part of its longer-term vision for Queen’s Island, regenerating a former industrial area into a sustainable place to live, study and play.” 

Designed by Belfast’s Todd Architects, the new student village development received planning support from Turley, including independent planning and development. 

By 2035, the Titanic Quarter development aims to create new private, social, and affordable housing for more than 8,000 residents.   

In June last year, Watkin Jones and Lacuna Developments secured forward funding from L&G and the Clanmil Housing Association for the Loft Lines residential community in the Titanic Quarter.
