The UK’s Stoke-on-Trent City Council has granted Genr8 Kajima Regeneration (GKRL) preferred bidder status for a city centre regeneration project.

This initiative is set to transform Etruscan Square and other locations across the city, with plans involving residential housing alongside leisure and commercial spaces.

The partnership between GKRL and real-estate company PfP Igloo aims to deliver a variety of residential tenures, enhancing the city’s appeal to new businesses and residents.

The project aligns with the wider city centre master plan, which envisions the rejuvenation of Hanley as a hub for living, working, and leisure, informed by community and stakeholder consultation.

Surveys and site investigations are scheduled for later this year, leading to development in 2026. Construction of new homes at the site is targeted to begin in 2027.

The collaboration could extend to further council-owned sites, potentially incorporating three key residential locations: Pyenest Street, North Shelton, and Bucknall New Road.

Etruscan Square, spanning seven acres, is reportedly among the Midlands’ largest city centre regeneration sites.

Supported by £20m ($25.2m) in government funding, the site’s history includes the former East-West Precinct. It is strategically located near Hanley’s primary retail centre and cultural landmarks.

GKRL, a joint venture between Genr8 Developments and Kajima Partnerships, has delivered mixed-use regeneration projects previously such as Rochdale Riverside.
