
St Helens Council in the UK has formally approved the regeneration proposals from design practice Broadway Malyan for the former Pilkington Glass Works site, for its transformation into a mixed-use neighbourhood.
The redevelopment aims to contribute to the broader revitalisation of St Helens.
The master plan includes the construction of 764 new homes and 150,000ft² of commercial space.
The development also features ancillary retail and leisure facilities, as well as public spaces and structured landscaping.
The plan involves the retention and use of key heritage assets.
Glass manufacturing at Pilkington UK’s Watson Street Works ceased last February after nearly 200 years of operation.
The 30-acre brownfield site, located on the southern edge of St Helens town centre, now presents a strategic opportunity for regeneration.
The Watson Street site is now a crucial part of the St Helens Advanced Manufacturing and Innovation Campus, which hosts Glass Futures, SINA Medical Glass, and Inovus Medical.
The site also plays a role in the Liverpool City Region Life Sciences Investment Zone, being one of its three designated tax sites that offer financial incentives to businesses.
The project is being spearheaded by NSG Group, the landowner, in collaboration with St Helens Council. Broadway Malyan is set to work closely with the council and other stakeholders to move forward with the next phases of the project.
Broadway Malyan, an employee-owned practice, operates across various scales, from regional spatial strategies to the master planning of urban districts, focusing on transit-oriented development.
The group incorporates several complementary brands that enhance its client offerings. It expanded its expertise by acquiring workplace design specialist Will + Partners in 2022 and housing architecture company Stitch in 2025.
