
The Smartseille Odyssée sustainable project in Marseille, France, is advancing with the commercial launch of its EOLE building, scheduled for March 2025.
This development within the Euroméditerranée II National Interest Operation and the Marseille Coastal ZAC is set to offer 51 open-access housing units as part of a larger 42,000m² complex.
The complex, which includes 280 housing units, 20,000m² of office space, 4,000m² of shops, and a gymnasium, represents a transition between the traditional village setting of Les Crottes and the modern real-estate constructions of Smartseille.
A soil rehabilitation campaign has been in progress since September 2024, utilising technologies to minimise environmental impact and promote land reuse.
ORTEC, a partner of Eiffage Immobilier, is deploying two cutting-edge decontamination processes – the biotertre, which uses microorganisms for soil cleanup, and thermal desorption, which heats the soil to extract pollution.
These processes are expected to take six to 12 months and will significantly reduce the need for earthmoving trucks, enhancing the project’s sustainability.

The Energy Solidarity initiative within the project is claimed to enable heating and domestic hot water production by reducing costs and carbon footprint.
By connecting to the MASSILEO network’s seawater loop, the project will cover 75% of energy needs with renewable energies and cut carbon dioxide emissions by 80%.
The project also prioritises green spaces, with over 5,000m² of open land and more than half of the roofs designated as green. It will include amenities such as bicycle storage and shared parking.
Additionally, a grey water recovery system is claimed to optimise water use and contribute to water savings.
All T3 and larger units will be bi-oriented or through, ensuring better light and natural ventilation.
The project is targeting Mediterranean Sustainable Buildings, NF HQE, and RE2020 certifications, and aims for a level A DPE for the residential area.
Social inclusion is a key aspect, with the project offering a third place for community engagement and multiple functions.
The first deliveries of the Smartseille Odyssée project are planned in the first quarter (Q1) of 2027.
