Skanska has allocated 82m zlotys ($20.3m) to complete the sixth and final phase of the Jasminowy Mokotow residential project near central Warsaw, Poland.

This phase will include four three-storey urban villas with a total of 40 apartments, each ranging between 50m² and 164m², alongside six semidetached buildings.

The development will incorporate advanced technologies to enhance living standards while reducing environmental impact.

The semidetached houses are designed to have a low annual primary energy demand of approximately 30kWh per square metre, significantly below the statutory requirement.

All apartments will be fitted with the Appartme smart home management system, enabling residents to control their heating, electricity, and water usage remotely or manually. Heat pumps, photovoltaic (PV) solar panels, and energy-recovery ventilation systems will also be integrated into the buildings.

Construction of this final phase is set to commence this month, with completion expected in the first quarter (Q1) of 2026. 

More than half of the plot area is designated as biologically active, supporting natural plant growth and rainwater retention.

The Jasminowy Mokotow estate is claimed to be the first wind-powered residential building in the Polish capital, reflecting a commitment to climate-conscious construction. This has led the estate to achieve Building Research Establishment Environmental Assessment Method Very Good certification.

The first phase of the property was launched in 2018 and was designed by the Rolfe Judd architectural studio.
