Regal, a mixed-use developer, has submitted a planning application for the transformation of Great North Leisure Park in Finchley, within the London Borough of Barnet.

This initiative follows the company’s acquisition of the site in March 2023.

According to the company, this project will represent a significant step towards creating a sustainable and community-focused neighbourhood.

The proposed redevelopment of the 11-acre site will introduce 1,502 mixed-tenure homes, of which 23% will be affordable housing.

The plan also includes the provision of nearly 28,000ft² of commercial space.

A new leisure centre, featuring a range of facilities such as indoor water areas, an outdoor lido, sauna, steam room, gym, children’s play area, and multi-purpose studios, will be the focal point of the new development.

The plan includes the introduction of green spaces and public gardens to replace the existing car-dominated layout.

These changes will also improve access to the nearby Glebelands Open Space. The design is centred on sustainability, with a focus on energy efficiency, reduced environmental impact, and climate change resilience.

This planning submission for Great North Leisure Park is part of a broader initiative by Regal that includes the redevelopment of the Lodge Lane Car Park, situated 1.5km to the north of the retail park.

The Lodge Lane project aims to revitalise the area into an integral part of the North Finchley Town Centre and establish it as a community hub.

An outline submission for the overarching North Finchley masterplan is anticipated to follow soon.

At Lodge Lane, the development plans detail 98 sustainable apartments, offering a selection of one, two, and three-bedroom homes. Inclusivity is a priority, with 10% of the homes designed to be wheelchair-accessible.

The commercial space, nearly 30,500ft² in size, will include a restaurant, cinema, and bowling alley.

A new public square, envisioned as a central gathering space, will also be incorporated to draw people into the town centre.

Regal planning director Steve Harrington said: “Our plans for Great North Leisure Park represent a bold reimagining of a neglected site, unlocking its potential to become a vibrant destination for sports, leisure, and healthy living. Currently, the area is dominated by cars, so it feels unwelcoming and inaccessible to pedestrians. Our proposals will create a new neighbourhood, delivering new homes, a new leisure centre and new public spaces, truly putting this corner of Finchley on the map.”
