Renamed One Waterloo, the current Elizabeth House building in London is being redeveloped by London-based construction company HB Reavis.

HB Reavis acquired the 1960s building Elizabeth House in May 2017 and it is the firm’s fourth largest development to date.

Located adjacent to the UK’s busiest transport hub, Waterloo Station, Elizabeth House had been assigned for redevelopment for more than a decade.

HB Reavis has appointed AHMM as design partner to work alongside its teams.

This strategically important, commercial-led development site has the potential to support thousands of jobs and provide much needed improvements to the locality, apart from benefiting the millions of railway station commuters along with the people of Waterloo.

HB Reavis will also be creating a promenade garden from the concourse level at Waterloo Station that will directly lead into One Waterloo.

Besides this, three acres of outdoor space beautified with over a 100 new trees will also be created, along with cascading terraces that complement the workspace, a unique urban sky farm that provides fresh produce, and ample space for people to relax, socialise and soak up the incredible views across London.

More transformations to the locality include Victory Arch Square and the 9,000 ft2 covered Waterloo Square, as well as a major pedestrianised retail street called ‘The Curve’, which will be lined with shops and cafés.

One Waterloo will be targeting sustainable development for London with the office space being fossil-fuel free, with low carbon solutions in all project stages, besides ensuring that 98.8% of demolition waste is diverted from landfills.

To aim for net zero carbon in operation, HB Reavis has adopted the integrated developer-construction model. More than 35% of energy consumption will be reduced using a “lean, clean and green” innovative building design through specialist Swedish designers and their all-electric solution that combines integrated heat pumps and heat recovery.

These are some of HB Reavis’ initiatives that will support the building to achieve BREEAM Outstanding certification.

Since final planning consent was granted, HB Reavis has promised a £100m package of public benefits, including new step-free access to Waterloo’s Underground station, along with discounted workspace memberships within One Waterloo.

The project is considered to be one of the largest and most important commercial developments in London.
