The NRP Group, in collaboration with the City of Mesquite Housing Finance, has announced financial closing and groundbreaking of an affordable housing development in Mesquite, Texas.  

The project, named The Fielder, marks the first partnership between the developer and the City of Mesquite. 

Situated at 1300 Wooded Lake Drive, near the intersection of Interstate 30 and LBJ Freeway, The Fielder is set to provide 288 units.  

The units will be reserved for individuals earning between 50% to 70% of the area median income. 

Designed for both working professionals and families, The Fielder will feature a range of one-to-four-bedroom floorplans.  

Resident services will include health and wellness screenings, after-school programmes, and financial literacy training.

The NRP Group Development vice-president Nick Walsh said: “In a city facing a severe workforce housing shortage, this development will provide much-needed affordable housing during a time when more than half of Mesquite renters are cost-burdened.  

“We are incredibly honoured to partner with the City of Mesquite and its Housing Finance Corporation to bring high-quality, affordable housing to the area at such a critical time.” 

Financial backing for The Fielder has been secured through housing tax credit equity and construction financing from Bank of America, with Bellwether Enterprise Real Estate Capital providing the permanent financing.  

With construction already in progress, the anticipated completion and delivery of the community is expected for 2026. 

Earlier in August 2024, The NRP Group initiated construction on a 328-unit mixed-income multifamily development in Austin, Texas, in partnership with PointOne Holdings and Travis County Facilities.
