The New South Wales (NSW) state government of Australia, in collaboration with Shoalhaven City Council, has prioritised two significant housing projects in Nowra, aiming to deliver up to 650 new homes.

The Nowra riverfront precinct has been earmarked for a state rezoning proposal that could see the development of up to 270 homes.

The area, which spans 3.4ha of waterfront land, is being assessed for potential mid-rise housing up to 23m in height.

This proposal is a joint effort between the Department of Planning, Housing, and Infrastructure and the local council, aiming to fast-track the rezoning process to stimulate economic growth in line with the Illawarra Shoalhaven Regional Plan 2041.

In parallel, Homes NSW is advancing a proposal to rezone the Mandalay precinct for the construction of up to 380 new homes, which will include a mix of social, affordable, and private housing.

This project is strategically located near the Shoalhaven Hospital, which is undergoing a significant redevelopment.

Homes NSW is preparing a planning proposal for assessment by the Department of Planning, Housing and Infrastructure. If the rezoning is approved, current residents of Mandalay Avenue will be assisted in relocating nearby and will have the option to return to the new development.

These housing projects are complemented by Shoalhaven City Council’s plans for foreshore improvements and leverage recent investments by the NSW Government in local infrastructure such as the Princes Highway upgrades and the construction of the new Shoalhaven River Bridge.

NSW Premier Chris Minns said: “These major housing proposals could deliver much-needed homes for young people, families and key workers.

“These homes would be close to open spaces and services in a great part of the South Coast.

“These are important steps to deliver hundreds of new homes for those who need them in the Shoalhaven and the Illawarra.”

Last month, the NSW Government appointed a project team for the A$265m ($168.6m) renovation of Port Macquarie Base Hospital.
