UK-based residential property firm Barratt Developments and investment company Segro have secured approval for redeveloping a former Nestle factory in London.
The proposed project sited in Hayes, London, has acquired planning committee approval from Hillingdon Borough Council, subjected to section 106 with finalised planning conditions.
As a mixed-use scheme, 1,300 apartments along with 230,000ft2 new industrial buildings will be built on the site.
The project is expected to create 350 jobs during the construction phase and 500 permanent jobs once the development has finished.
Segro Greater London business director Alan Holland said: “We are delighted to have reached this milestone in the journey of delivering the jobs and homes that are needed.
“It is the first time that an industrial property company has created a vision that will deliver modern light industrial space alongside a high-quality residential scheme and we’re proud that we’re the pioneers for this.

By GlobalData“We look forward to working with Barratt London and the local council to discharge the conditions to enable us to begin on site to deliver the employment space and create the jobs for the local community.”
Segro will be responsible for the development of the industrial buildings, while Barratt London will construct the residential and community space on the site.
Upon completion, the project is expected to benefit the local economy by up to £130m GVA and residential expenditure by £7.5m to £10m each year in the region.
Barratt London regional land and development director Matt Calladine said: “Reaching this stage in the planning process has been enormously gratifying for the entire team, who have put so much effort into the design and vision of over 1,300 new homes that will be a much-needed addition to the neighbourhood.”
Located next to Hayes and Harlington railway station, the 30-acre site will have 3ha of new public spaces, including a public plaza at the heart of the development site.
The project also includes a 1.3km public trim trail, a redevelopment of the canal, improved local road junctions, including Bulls Bridge Roundabout, community spaces with 2,000 cycle spaces, and electric vehicle charging points.
In conjunction with Brunel University and Uxbridge College, Segro and Barratt London will offer training packages to local people to prepare them for the new employment opportunities.
To compete with the construction contracts, small businesses and enterprises around Hillingdon are being offered supply chain initiative developments.
