Nordic construction company NCC has been commissioned to undertake two sustainable construction projects in central Uppsala, Sweden.

The first project has been awarded by Uppsalahem, a housing company, to build Takryttaren, comprising 174 rental apartments.

The project employs a “climate budget” approach, reducing carbon emissions by 40% compared to initial estimates.

Uppsalahem New Construction head Anna-Lotta Andersson said: “The Takryttaren block is the first project that we are procuring using a so-called climate budget. As a client, we must dare to make demands to drive development forward.

“We can see that the industry is ready to cut carbon emissions, and we were pleasantly surprised by the response we received. Together with NCC, we came up with climate-efficient solutions that are expected to reduce overall emissions by 40%.”

This turnkey contract is valued at approximately Skr290m ($26.32m).

The environmental considerations include structural adjustments to minimise building materials with high emissions, the use of climate-improved concrete, and efficient planning to reduce transportation needs during construction.

NCC will build apartments, housing with special services for adults, and 70 co-living apartments in a five-storey, U-shaped building adjacent to existing structures.

The apartments, ranging from studio to 3.5-bedroom units, will be Nordic Swan certified, with sizes between 29m² and 98m².

Ground-breaking is scheduled for 3 February 2025, with occupancy planned for the fourth quarter (Q4) of 2027.

The order will be registered in the NCC Building Sweden business area in Q1 2025.

Additionally, NCC has been commissioned by Malmegårds Fastigheter, a property management and development company, to build four buildings with 122 new apartments, retail, and office spaces in Uppsala’s Torbjörns torg district.

This turnkey contract is valued at approximately Skr310m.

The project involves the use of innovative technology to reduce energy consumption, including energy piling for geothermal heat extraction.

It will use an optimised concrete frame with a high proportion of eco-friendly concrete, aiming to lower carbon emissions by approximately 40% compared to Swedish guidelines. The goal is to meet Miljöbyggnad 4.0 Gold standards.

The order will be registered in Q1 2025, with construction starting in the same quarter and occupancy expected in late 2027.

NCC Building Sweden head Niklas Sparw said: “NCC’s specialist expertise in carbon reduction technology means we can support our customers in achieving highly ambitious targets.

“We are pleased to be able to meet Malmegårds Fastigheter’s stringent requirements through innovative solutions, new technology and close collaboration right from the start.”

Last month, NCC secured a Skr330m contract to build 185 apartments in Lund, Sweden, for Tetra Laval Real Estate.
