Nakheel, a part of Dubai Holding Real Estate, has awarded three contracts totalling more than Dh5bn ($1.36bn) for a luxury villa development at the Palm Jebel Ali artificial island in the United Arab Emirates.
These contracts will initiate construction of the villas on Palm Jebel Ali’s initial six fronds, with the project expected to reach completion by the end of 2026.
Ginco General Contracting, Shapoorji Pallonji Mideast, and United Engineering Construction Company (UNEC) are the three construction companies selected for the project involving the 723 Beach Collection and Coral Collection villas.
The awarded contracts signify an advancement in the development of Palm Jebel Ali, one of Dubai’s anticipated waterfront destinations.

The villas, which will be spread across fronds K through P, are designed to offer residents luxury homes with exclusive beach access.

By GlobalDataThe Beach Collection will feature 539 villas with five to six bedrooms each while the Coral Collection will consist of 184 seven-bedroom villas, with a choice among eight architectural styles for each collection, with built-up areas ranging from 8,000ft² to 15,000ft².
The scope of work under these contracts includes the development of infrastructure, public spaces, and a comprehensive network of roads, utilities, and landscaping.
These amenities are aligned with the objectives of the Dubai 2040 Urban Master Plan.
Ginco General Contracting is responsible for the construction of 197 villas on Fronds O and P while Shapoorji Pallonji Mideast will handle 275 villas on Fronds M and N. UNEC will focus on Fronds K and L, constructing 251 villas.
The overarching Palm Jebel Ali project comprises seven islands stretching 13.4km and featuring more than 90km of beachfront.
Upon completion, the development is set to offer mixed-use, pedestrian-friendly neighbourhoods, recreational spaces, and smart city technologies to ensure seamless connectivity and sustainable living for its residents and visitors.
