Morgan Sindall Construction has begun construction on Mill Yard, a new mixed-use neighbourhood situated on Devonshire Road in London, UK.

The project, set to be built on the former Travis Perkins depot site, is a collaboration between Railpen, a wholly owned Trustee subsidiary engaged in pension administration and investment services, and its development partner Socius.

Railpen senior asset and development manager Richard Van Lente said: “Bringing the community in to celebrate this milestone with us is an exciting step in Mill Yard’s journey. Once complete, Mill Yard will feature 110,000ft² of flexible workspace, 70 build-to-rent apartments, a 2,100ft² creche, and a selection of hospitality and retail units.

An outdoor pavilion will also be constructed to host community events, contributing to the neighbourhood’s social fabric.

The development is located at a short distance from Mill Road and Cambridge railway station.

It aims to provide 1.55 acres of publicly accessible green space, which will include more than 120 trees, edible and ornamental planting, and a play street for children.

Sustainability is a cornerstone of the Mill Yard project, with the buildings being all-electric and powered by renewable energy sources, eliminating the use of fossil fuels.

Morgan Sindall Construction also states that it is employing its Intelligent Solutions construction model to reduce the development’s environmental impact, with a targeted 99% waste diversion from landfills and an embodied carbon saving target of 5,013 tonnes.

This carbon reduction goal has been established using the digital carbon calculation tool CarboniCa.

Moreover, the developers are aiming for a 280% biodiversity net gain by incorporating wildlife-friendly features such as bat, bird, and bee boxes, green roofs, hedgehog habitats, and evergreen planters.

In addition to Mill Yard, Morgan Sindall Construction has recently started work on Star Radcliffe Academy’s new permanent facility in Greater Manchester, UK.
