Morgan Sindall Construction has commenced work on the Mill Yard project, Railpen’s new mixed-use campus in central Cambridge, England.

Formerly known as Devonshire Gardens, the project is being developed by Railpen, manager of the £34bn ($43.02bn) railways pension scheme in the UK, in partnership with Socius.

The project is expected to transform a key brownfield site in Cambridge, situated near the city’s train station.

It will feature 110,000ft² of office space, 70 build-to-rent flats, refurbished residential railway cottages, a 2,100ft² creche, a community events pavilion, and several retail units, all spread across seven buildings surrounding a 1.55-acre public park.

Sustainability has been a core consideration throughout the design and planning of Mill Yard, with Morgan Sindall employing its intelligent solutions model for construction.

This strategy aims to substantially reduce the development’s environmental impact, with a commitment to divert 99% of waste from landfill and achieve an embodied carbon saving target of 5,013 tonnes.

Upon completion, the buildings will be electric, utilising both on-site and off-site renewable energy sources. The buildings will be equipped with rooftop photovoltaic (PV) panels to produce clean energy.

The Mill Yard project is expected to create more than £60m in social value for the local area.

Additionally, more than £30m has been allocated for expenditure within the local supply chain, which will stimulate the regional economy and benefit local businesses.
