Construction work is progressing on Mill Creek Residential’s mixed-use apartment community, Modera St Paul, in downtown Dallas, Texas, US, with occupancy expected by late 2024.

The 16-storey community is set to include 333 apartments in one, two, and three-bedroom floor plans. Each will incorporate smart home systems, including smart leak detection and smart thermostats.

Some homes will comprise moveable kitchen islands, separate dining areas, and mudrooms.

Modera St Paul will include approximately 4,000ft² of retail space.

The community will also feature a range of amenities such as a karaoke room, podcast studio, arcade, work-from-home spaces, private electric vehicle charging stations, as well as a bike storage and repair area, among many other features.

Developed to the National Green Building Standard’s ‘Bronze’ specifications, the community will provide configurations that have been optimised for hybrid workers.

Mill Creek’s senior managing development director for North Texas Michael Blackwell said: “The unique pocket of downtown, which has benefitted from considerable private investment in the farmer’s market and what is now known as East Quarter, as well as both public and private investment in a system of nearby parks, continues to become an exceedingly attractive living destination with its proximity to everything residents desire from city living.

“With our partners the Hamiltons, who have been instrumental in the evolution of downtown, we are excited to add Modera St Paul to the neighbourhood, which will provide walkable access to the downtown’s rapidly expanding restaurant scene and world-class parks, all while putting residents within moments of nearly 200,000 jobs in greater downtown.”
