Icade has announced the commencement of construction of the Métamorphose complex in Epinay-sur-Seine’s Orgemont district in France. 

The initiative follows an agreement signed with French National Agency for Urban Renewal in January 2022. 

This included the demolition of 1,100 homes to make way for new residential projects. 

The project is part of the overarching transformation of the Orgemont district, which spans approximately 80ha. 

Icade Property Development Division executive committee member Charles-Emmanuel Kühne said: “We are very proud to be working alongside the town of Epinay-sur-Seine on the Orgemont renewal project, to transform the existing area to make it more diverse and sustainable to enhance its appeal.  

“This first step illustrates our ability to develop both individual buildings and entire districts.”

This change is being spearheaded by Caisse des Dépôts and its subsidiaries, including Icade and CDC Habitat, Paris Region, the Plaine Commune local administrative body, SEM Plaine Commune Développement, and the town of Epinay-sur-Seine itself. 

The Métamorphose complex will feature two buildings sharing an underground car park.  

It will include 65 homes, with 29 units for open-market sale and 36 social housing units to be sold to CDC Habitat.  

More than 85% of the residential units have been ordered as primary residences. 

The project aligns with the 2020 Environmental Regulations and has achieved Level 1 of the Biosourced Building Label.  

Additionally, the use of reused materials is planned in accordance with the Plaine Commune charter.  

The complex, to be built on a former car park, will include unsealing the land, dedicating 45% of the area to green spaces, with 33% of this space reserved for in-ground planting. 

Expected to be completed in mid-2026, the Métamorphose complex is a part of Icade’s ReShapE plan.
