McShane Construction Company has finished the construction of Fox Valley Apartments in Aurora, Illinois, US. 

It has been delivered on behalf of Housing For All, in collaboration with Visionary Ventures, Cordogan Clark & Associates, and JTE Real Estate Services. 

The development combines two renovated historical buildings with one new building to provide 47 affordable housing units. 

Located at 641 S Lake Street, the project involved the transformation of the Lincoln Elementary School, a structure dating back to 1893, into 14 modern apartment units.  

The school, which ceased operations in 2007 due to dwindling student numbers, has been repurposed after remaining unoccupied for more than a decade.  

Alongside this, McShane erected a new two-storey building, encompassing 28,000ft², to house an additional 22 units.

The Mary A. Todd School at 100 Oak Avenue has also been converted into 11 apartment units and a healthcare clinic to serve uninsured or underinsured families.  

During the renovation, McShane prioritised the preservation of the schools’ historical characteristics such as the trim, flooring, chalkboards, lockers, windows, and doors.  

Cordogan Clark & Associates designed the apartment units, which range from one to three bedrooms and include shared amenities such as a laundry room, community room, computer lab, and tenant storage.  

Out of the total apartments, 30% have been set aside for tenants earning 30% of the area median income.  

Additionally, Fox Valley Apartments aims to achieve NGBS Silver Certification.
