UK-based company McLaren Construction has been selected by property developer O&H Properties to undertake the first phase of development at the intersection of New Bond Street and Grafton Street in London’s West End, England.

The project, valued at approximately £60m ($74.8m), is a mixed-use building designed by Foster & Partners to enhance the Mayfair Conservation Area.

The design incorporates a precast concrete and brick facade, curved triple-glazed bay windows, and a zinc shingle roof.

The seven-storey structure will encompass 5,400m², featuring retail space on the ground and first floors, with five storeys of offices and event space above.

A complex three-storey basement will provide retailers with levels of subterranean space.

McLaren Construction London & South managing director Darren Gill said: “There is a deep and complex basement to be constructed before this beautiful new building rises above Grafton Street. We know from considerable experience of working in the Oxford Street area that this technical feat will be pulled off in a tight site surrounded by a lot of activity.

“Occupiers and passers-by will see a smart new addition to the West End without ever realising how precisely planned and engineered it needs to be.”

McLaren Construction’s top-down construction programme is claimed to deliver time, cost, and safety benefits, ensuring adherence to the project timeline in a challenging urban environment.

The construction plan includes casting the central section of the ground-floor slab in tandem with the excavation and casting of the basement-floor slabs and liner walls.

This method allows for the simultaneous construction of the site’s cores and basement, facilitated by a temporary works scheme featuring 33m-deep 1.2m-diameter piles and 15m steel plunge columns.

Key subcontractors include McGee for groundwork, civils, and concrete, BHC for the steel frame, Techrete for the precast facade, and Seele for glazing, with All Metal Roofing handling the roofing work.
